Coming soon: needs a year of dataWe started checking US prices in October 2026. Prices by month show here once we have 12 months of checks.

How we get these prices

  • Company websites. We read the prices 1 company publishes on its own site.
  • No outliers, no paid prices. We drop far-out prices and show the middle 80%. Companies cannot pay to change a price.
  • Checked again and again. Every page shows when its prices were last checked.

Price factors

What changes the price

Ask about each of these when you compare quotes.

What changes the price of a metal roof?

The panel type (standing seam costs more than exposed fastener), the metal gauge and finish, tear-off of the old roof, roof pitch and complexity, and trim and flashing. Get the total installed price in writing.

Do I need a permit for a new metal roof?

Most cities ask for a permit to replace a roof, and some HOAs need approval for metal or for a color. Your contractor usually pulls the permit, so ask before you sign.

    How big is my roof?

Take your home footprint in square feet and multiply by a pitch factor: about 1.05 for a low slope, 1.12 for a medium slope (6 in 12) and 1.25 for a steep roof. Add overhangs. Roofers price in squares: 1 square is 100 square feet.
